ROSEDALE MODERN

Austin Energy Green Building Rating: 3-star

Located adjacent to its Rosedale neighbor, this project shows what is possible with basically the same design, but with a different client and interior layout/finishes. Built on an empty lot, the new 2300sf, 2-story home has a reflective galvalume metal roof and premium aluminum windows sitting on top of a stone sill course. The exterior walls are sided in stone and hardiplank. Inside, the lower level is united by wood flooring throughout the open floor plan. The kitchen features pendant and recessed lighting, granite countertops, stainless steel appliances and glass tile backsplashes. A suspended cabinet with opaque glass doors houses the media center and is adjacent to a sealed combustion fireplace clad in a polished limestone tile. The upper level of the home is devoted to a guest room and kid’s room with a shared bath, and a common area with windows on three sides.

Non-Toxic Materials and Finishes: Low VOC paints
Construction Waste Reduction: All jobsite waste (except drywall) was sorted & recycled, soil was stockpiled
Neighborhood Impact: Infill in existing neighborhood
Low-Water Landscaping: All native plants, Zoysia grass
